Real estate consulting and deal analysis from a local owner-operator who knows the rules inside and out.
I don't deal in textbook theories or social media hype, and I definitely don't do polished sales pitches.
What I do is analyze properties, spot the hidden liabilities that others miss, and use over twenty years of hands-on success to help everyday buyers and local investors confidently build real wealth right here in Chicago's neighborhoods.
I built genuine, lasting financial stability and I can help you do the exact same thing.
You won't get rich quick here, and I will never feed you fake promises of overnight success. What you will get is the truth. I'll show you exactly how I did it without breaking the bank, all while working a regular full-time job.
No gimmicks. Just the real-world blueprint you need to set yourself up for long-term success in real estate investing.

Ben NovenFounder, Noven Real Estate Consulting
I create and operationalize systems, invest in real estate, and manage risk in Chicago. That is what I've done for twenty years. My background doesn't fit into a standard corporate box because I've spent my life executing on the ground, not sitting in a cubicle.
As an active real estate investor, I've spent nearly two decades buying multi-unit properties, rehabbing Chicago homes, and dealing with local contractors. I know exactly what can go wrong with a building or a contract because I've lived it.
To completely master the game, I spent years working behind the scenes at the absolute highest levels of safety enforcement, infrastructure, and housing finance in Illinois. I didn't do it to play politics or wear a suit (although it doesn't hurt) — I did it to understand the inner machinery of the system. I was the system. Here is the exact battle-tested experience I bring to your side of the table:
I served as the Director of OSHA for the State of Illinois under two gubernatorial administrations, where I ran safety enforcement and consultation efforts for the entire state, managed multi-million dollar regulatory budgets, and protected millions of employees while assisting small and large businesses.
As the General Manager of Construction Safety and Engineering for the CTA — the second-largest transit agency in the country — I currently oversee safety risk mitigation and compliance for an active $6 billion public transit infrastructure pipeline, while helping to keep projects moving.
Serving as a Program Director under three Illinois State Treasurers, I negotiated and secured a landmark $50 million housing finance partnership with Freddie Mac to expand affordable homeownership and fight predatory lending, growing a mortgage program that helped thousands of borrowers and hundreds of mortgage bankers and financial institutions.
I quietly shaped the operational frameworks that govern state housing and financial policy, serving as the Appointed Chair of the Illinois State Treasurer's Housing Advisory Board and as an Appointed Member of the Illinois Housing Task Force. I helped create and administer the policies and procedures that lenders and borrowers followed.
I know exactly what will encounter because I have been through it all, which means I know exactly how to approach and handle it. Today, I use my heavy-hitting background for one main reason: to give everyday people an edge so they can protect their hard-earned money, avoid devastating financial mistakes, and build real local wealth without getting burned or taken advantage of. Every investment carries risk — I help you understand the landscape and minimize your investment risk.
